The main building on the 12.4-acre campus is a 128,400-square-foot, Class A office property with lab space. The site also includes one-story flex properties and two special-use facilities.

The redevelopment is a sign of the strong demand for research-focused office and lab space in The Woodlands. The community is home to a wide variety of companies, including biotechnology, pharmaceutical and aerospace firms.

In December, California-based Alexandria Real Estate Equities Inc. bought the Research Forest property from Lexicon Pharmaceuticals and partnered with Nurix Therapeutics to redevelop the property into a 325,000-square-foot life sciences complex. The complex will accommodate different uses and provide tenants with a one-of-a-kind, safe and cost-effective campus.
